Conditions of Sale - Parcel One
Re: Lands owned by Joyce Crowe in the City of Sarnia, County of Lambton

1. The property is legally described as follows: All and singular that certain parcel or tract of land and premises situate lying in the City of Sarnia, known as Concession 2 West Part Lot 13 (1724 Plank Road) Roll No. 3829-400-05154600.0000
2. The property shall be sold subject to a reserve bid which need not be disclosed.
3. The highest bidder will be the purchaser. In case of dispute between bidders the property shall immediately be put up again. No person shall retract their bid.
4. The purchaser shall at the time of the sale pay a deposit of $50,000.00 and the sale shall be completed on or before the 31st day of March 2026, when the balance shall be paid subject to the usual adjustments. Immediately after the sale the purchaser shall sign a contract to complete the sale according to these conditions.
5. All adjustments of insurance, taxes, local improvement rates, and other assessments are to be apportioned to the date of completion of the sale when possession shall be given.
6. The purchaser shall not be entitled to any abstract or other evidence of title not in possession of the vendor. The purchaser shall be allowed 10 days to investigate the vendor's title at their own expense and shall make any objections to the title in writing to the vendor's solicitor within the time and in default of making any such objections, the purchaser shall be deemed to have accepted the title.
7. If the purchaser makes any sufficient objection to the title or description within the time allowed which the vendor is unable or unwilling to remove or comply with, the vendor may at any time thereafter not withstanding any attempt to remove or comply with such objection or requisition or any intermediate negotiations by notice in writing to the purchaser or his solicitor rescind the sale and return to the purchaser their deposit without interest, in which case the purchaser shall not be entitled to any costs, expenses, damages, or any other compensation.
8. If the purchaser fails to comply with the conditions aforesaid or any of them, the deposit and all other payments made thereon shall be forfeited and the property may be resold and the deficiency, if any, on such resale shall be made good by defaulter.
9. Time shall be of the essence to these conditions
10. The purchaser shall be responsible for payment of HST if applicable.
11. The purchaser acknowledges that he has inspected the property and is relying entirely upon his own investigations and inspections in proceeding with this transaction. Without limiting the foregoing, the Purchaser acknowledges that he is purchasing the property on an “as is, where is” basis and that the Vendor (or its agents) has made no representations or warranties expressed, implied, statutory, or otherwise as to the condition, quality, or fitness for use of any of the fixtures included in the purchase price, tile drainage, or any of the buildings on the property. In this regard, the Purchaser acknowledges that the Vendor (or its agents) has made no representations or warranties (expressed, implied, statutory, or otherwise) as to any intended or future use of the property; the possibility of any future severance of the property, the erection of additional buildings, or the environmental condition of the property.
12. If purchaser requires a survey, it will be at his own expense.
13. Any refuse left on closing will become property of purchaser.
14. Land will be left unplowed.
15. Purchaser acknowledges the existence of a pipeline that crosses this farm,  which is owned
